Mount Prospect Epoxy Flooring is a concrete coating company serving Mount Prospect, IL and the surrounding suburbs, with more than 20 years spent grinding, repairing and coating floors. We work in garages, basements, shops, warehouses, showrooms and commercial kitchens, and every one of those jobs starts the same way: with the concrete underneath, not the color on top.

Most of the slabs we meet are decades old. That means sealers, patches, salt damage and moisture are part of nearly every job, and we would rather tell you about them before we start than explain them after a floor fails.

Our Approach

A relative humidity probe hole drilled into a Mount Prospect basement slab before any coating is quoted.

We open every slab with a diamond grinder or a shot blaster, never an acid etch, so the coating has a real profile to hold. Cracks, spalls and old coatings are mapped before we quote, and a moisture test is part of the scope on a basement or a garage before the price is final. When a slab needs repair or replacement before it should be coated, we say so plainly.

Our written proposals name the product line, the number of coats and the finished thickness, so you can check the floor against the quote. We explain what the coating warranty excludes before the job is sold, starting with moisture. Cure times follow slab temperature and the dew point rather than the calendar, which is why an unheated garage in January is told to wait. Home jobs over the state threshold get a written contract and the Illinois consumer-rights pamphlet before any grinding begins.

We are just as direct about what a floor coating is not. We never sell one as waterproofing or flood protection, because on a basement that has taken water the drain, the valve and the drying come first. We never sell one as radon reduction either, because in Illinois that is licensed mitigation work. Grinding dust is vacuumed at the machine rather than rinsed toward a floor drain or the street.

Illinois has no state flooring license, so we check each village’s own registration, bond and insurance rules before we book a job, and we ask the building department about permits instead of assuming the answer. Our products are chosen inside the Illinois VOC limits for floor and industrial coatings, and our garage systems are picked to stand up to the brine and rock salt that ride in on tires all winter. For shops, warehouses and kitchens, we phase the work around shifts, with overnight and weekend windows when a building cannot stop.

What We Do

We install epoxy garage floors, basement floor epoxy, flake and metallic epoxy floors, polyaspartic floor coatings and polished concrete for homes. For businesses, we handle commercial and industrial epoxy flooring, ESD flooring and commercial kitchen flooring, along with the concrete grinding and floor repair every one of those systems depends on. If you have a floor in mind, request a free estimate and we will come out, look at the slab, test it and put the whole plan in writing.
